TEANTS REQUEST WORK BUT DONT ALLOW ACCESS?!!!
I just bought a 12 unit complex in Studio City, the previous landlords were not keeping up the property.
When I took over I was bombarded with maintenance requests, which I told them "Okay, I will put this is in, and I will have someone out here tomorrow or the following day between 9-4" their response "Can you do another day, in the evening?" So it's frustrating they want to be present, I had an HAVC tech check out an AC, he knocked on a tenant door, he told her I'm here to check the AC, she responded "I don't have an appointment with you, you may not come in" i had texted her about the AC two days prior.
Is it fine if I ignore complaints, from those people who request things but then don't want me or my vendors to come in?
This is a non-rent control property... should I just do a hefty rent increase to kick them out.. or just give her a 60 day notice to move?
How to deal with tenants that do not want you to enter without them being present?

When you are performing maintenance requests the amount of notice you have to give is outlined in the lease. "Notice" is not the same as "requesting permission to enter". Sure you want to be accommodating if you can, but there is a limit.
"Can you do it another time like in the evening"
"Sure, I would be happy to schedule an evening visit, the HVAC company we use charges a $75.00 fee for those". "You can add it to the months rent so it is easy, is Wednesday a good day"?.
As a side note it appears that the text message route does not work for her so I would go with a notice taped to the door and snap a quick photo of it on your cell phone with a date stamp. Ignoring complaints is just going to make you out to be the bad guy in the future and cause your property to decline.
