Depreciation is not optional.

Is there anyone out there willing to teach/partner (preferably teach/mentor) me when it comes to wholesaling , lease-options, etc....been wanting to get started for years just need and want the correct assistance to help me!

Would like to see what other options are out there for something like this.

So having an alternative option is always best.

Don't give either an option.

Some of the best spoken words I have ever heard "I also understand that the real money will be made on the 3rd, 4th, 5th+ deals, so my primary concern is getting started, getting experience,"If I were you I would do exactly what you are doing....Educate, network, and take action...I am not sure if it matters whether you flip or hold to get started....the least friction way to get into the game is typically house hacking if that is an option. 

We closed on the sale of the property Thursday at a sale price of $1.7 million with $412,000 down and a 2 year balloon note (with options to extend) for $1,288,000 at 9.999% interest with interest only monthly payments.  

My point is that it wouldn't hurt for you to start talking to one and see if they have any options for you.
