Depending on the state, that should trigger you serving Notice-To-Cure and/or having a conversation with the tenant that he is breaking the lease he has signed and that could render an eviction.

My question is what triggers the IRS if you sell the second property?  

I'm not sure about your familiarity with securities laws, but be aware that raising money from third parties may trigger some obligations and filings if you are looking at swapping equity for money.

As you mentioned in your post, you're not going to stop looking completely and if the right deal comes along then it sounds like you're going to pull the trigger on it.

In a long distant investment situation, best questions to ask the real estate agent/owner before pulling the trigger on a facility. 

Transferring them could trigger the "Due on Sale" clause.

That will trigger keyword alerts and you might get some local investors with suggestions of brokers in your area.

Occasionally a single family would hit the market at around 300K that might have worked but I never pulled the trigger.  

You gotta just pull the trigger and get started if you want to learn.
