Getting in the Game! To be a real estate investor

Hello BP Community,

I have been saving up money for my first investment property. But with what I have saved so far, I would only have enough for a downpayment. No reserves, no cap ex, or saving for repairs.

Can anyone suggest a book that can help me better strategize my finances?

Or

Any advice/ steps I can take to move forward to reach my goal?

Really eager to keep it moving forward and learn anyway to get me to my first property.

You never know the gems you can learn from others by just networking. It’s new to me however it’s the only way to grow.

Thank you for the advice, I’ll continue to save and educate myself. So when I pull the trigger I can make better decisions.

My goal is to purchase a duplex/ triplex and house hack within the next year. I’m currently in New Jersey and just looking at the market homes are going well over 500k.
