Two out of three bathrooms need new tile, the main bathroom just needs a good cleaning, other than that the plumbing and fixtures are great in all bathrooms. 

That is the main reason i have been considering changing it.

Currently Maine holds no future for me so I'm looking forward to getting back out west.

Just as clarification, I, as the owner, am not occupying the main house, the main house is being rented to good tenants, and I would like to also rent out the in-law suite, which is a really nice little 2/1. 

Sales tax exemption is for those purchasing items for resale, where the sale tax is taken at the point of resale(or for non-profits like churches)You do not collect sales tax when you sell the flip(or flop)
