A commercial broker will better understand price per square foot comparisons, cost to enter markets, rent/revenue ratios, and a bunch of others.Just google some areas and you’ll see plenty of educational material.

If they won’t let you in, it would be better to let them move and correct the issues and get a year lease from a happy, new tenant with a landlord/tenant relationship that starts off on the right foot.
