Just Starting Out, Looking For Help

Hi everyone!

My name is Michael Donnadio and like many orhers, I’m just getting started in my real estate journey and I’m looking for some insight from fellow investors on basically where to start. I’ve been learning a ton about wholesaling and creative financing for rental properties which is my long term goal, but I’m finding it difficult to get full details on how all of the creative financing processes work in detail. Like other I’m sure, I don’t have much/any capital really to start since I also just recently purchased a home that I currently occupy. Any insight or advice would be greatly appreciated!!

Hey Michael!

Welcome to bigger pockets and the real estate realm And a BIG congratulations to being a home owner now! I too am looking to get into the long term buy & hold game when the time is right for myself. As, you stated two strategies to getting started (wholesale and creative finance) both are niches that require consistency and effort to do them successfully. I personally started with wholesaling because it gets you in the door and as a newer investor. I wanted to get my foot in the door, meet many people and gain as much knowledge as I possibly canto that I can progress with knowledge and connections on my side. 

From what I can tell in my short 4 months in real estate wholesale strategies translate into multiple aspects of investing, including creative finance because it can be a great exit strategy in a wholesale deal that appeals to you. The negotiation and conversational tactics involved in wholesale will take you a long way in real estate and also by being a genuine person.
