If you do it right, you can fix / update / upgrade your way to 80% LTV on the refi.Remember also:If you want cash later to acquire more property you need to be at 60% LTV or better so you have equity you can borrow out.David J Dachtera"Success is not a destination.

I know the safe route would have been to make sure passive income was a certain amount or that I had a certain dollar amount in reserves to cover things, but it's like putting a timeline on anything else in life... most times you look back years later and realize you never hit that goal and you never took the chance.
