There is plenty of equity in the property.

I would recommend doing plenty of research on what being a landlord actually entails before you buy a house and use it as a rental property.

Plenty of forums on commercial real estate and you came just in time as commercial landlords are taking a massive hit.

I can mitigate that by requiring 2-3 months rent in advance, along with their deposit, and renting to them on a month-to-month basis. 2-3 months should be plenty of time to gain employment and stay caught up. 

There are plenty of good neighborhoods in the city and county. 

Because we purchased the property for so little, we had plenty of room for the bank to finance the initial acquisition PLUS a decent rehab budget and keep us within our Loan-To-Value (LTV) ratios.
