A vast majority of them have 100% equity which is a beautiful gate to seller finance which I feel will be the most profitable.

I had the feeling as an outsider the locals have seen this many times before and they orchestrated most of the drama they pushed on our buyer.  

I get that this was geared towards flippers, but I feel like the premise may hold true. 

Once I can get rolling I feel it will be easier to come up with the Capital for future investments.

Even though I didn't see it first hand(thank goodness for facetime), I had some trusted boots on the ground that allowed me to feel confident that they understood my requirements and had my best interests in mind. 

I have been in this business really close to 10 years now and am starting to feel that working with investors is just no longer doable.
