You'll learn the reality of a pool "popping out of the ground".  

The condo docs was thousands of dollars and the municipality still needed to approve the condo, the same as if we were breaking ground and building. 

It burned to the ground and was so catastrophic that they could not determine what caused it.  

I am actually developing investor funded JV, I do not have experience in real estate investing, but very much connected with commercial and government construction, ground-ups included.

Things worked out so well in the Boston purchase, I decided to buy another house in Boston (also in Jamaica Plain) last year with my dad as my eyes and ears on the ground.  

But to me honest I think agents and lenders and property managers with their ear to the ground and an open mind are in the perfect position to strike when the deal presents itself. 

I don't have these under contract yet because it's just the land that I would be selling but on the pipes and everything on the ground is still there so really all you need to do is just build the house.
