The property manager that I fired in Cleveland earlier this year couldn't get one tenant into any of my 4 vacant rentals out there for 5 months, even after I told them to reduce the asking price on the rentals.

And I do like the corp instead of personal for those same reasons:  Limited liability, better taxation, easier for estate planning - can leave the company to kids instead of them having to change name and pay estate taxes and/or land transfer taxes.I did set up the federal corp in case I wanted to buy in different provinces as that was a rule at that time.

Each type of asset has different requirements especially commercial vs residential but overall the process looks like this for commercial or multi family:Check with the city or county to determine what is required for all approvals including site plan and building permits, proffers, water/sewer tap fees, bonding requirements, inspections and CO process and time frame for all approvals.You also need to check with the utility companies and get an idea of availability and cost estimates from them for water, sewer, power, gas, cable, installation and connection requirements, tap fees, hookup charges, transformer location and relocation, power line and power pole relocation issues.Check to see if you have to install any manholes,fire hydrants, curb, gutter, sidewalks, street signs, street lighting any specific street design or access requirements,.Check DOT requirements for access, stop lights and permits, traffic studiesDWQ requirements for permits, permit fees, time framesThis is a broad overview of the process and your civil engineer can handle all of this but it's good for you to know exactly what's required.Residential is much easier but similar considerations.

@Cameron PhilgreenI’ve thought about this too, and then I realized how quickly Turo changing its terms of use exposes you to risk.Since I started doing it with a 2015 Forester that I don’t drive very often, I’ve grossed about 200 / month... less than I thought but better than nothing.During that time, they’ve changed their terms of use twice!

We don't work in Texas, but in NJ, PA, NY, and states we do work in we see the same factors affecting insurance pricing as noted by James Call.Home value, type of construction, year built, distance to a fire hydrant, distance to a fire department, locale, owner's credit, owner's claims history - these and many other factors have an effect on insurance pricing.
