Hey there, a little background: I purchased my first investment property at the end of December, which is an owner(me)-occupied triplex located in DeKalb county in Georgia, USA.Everything is going well, I've moved in to the unit, I have a roommate, and I've rented out the other unit to a great tenant, However, here is the snag: I inherited an existing tenant who had been in the property for almost 9 months and is historically chronically late on paying rent, but he has always paid it.His story: He apparently used to have a stable job when he first got the lease, but now he does freelance general contracting/handyman work.

You are never going to hear under $40k in a super great area, it just doesnt exist.

Im a US citizen, BTW.I know I can wire funds from my bank from any country, but Im not sure if the closing papers need to be notarized, if I need to sign anything at all, or if electronic cash closings exist.

My personal thoughts are to start off as local as possible and deals in the NYC are do exist.

I'm thinking of a blitz to area merchants and a mailing to existing tenants.

It will be there for as long as civilization exists and I have descendants to draw from it.When I start buying again here in the US in late 2015 I will again systematically do it all over again.

I know they are out there because they out bid me on properties, but they and their lenders will surely be screwed soon.70 and 75% deals exist, our team does locate them.  

Wholesalers exist because we hate rehabbing houses more than we hate rejection!

Didn't know those those buyers even existed, and certainly didn't know they had buyer's agents.
