Hello everyone,I read the first 5 pages of results for the search term "home warranty" but didn't find anything that addressed this question.I am buying a VA foreclosure, and the inspection determined that the air handler was faulty (heat only worked on "emergency").

We own and manage over 100 units, and really need a solution that way tenants get a live person and we can deal with emergencies immediately vs them leaving a message on our office line.  

For example, is it more important to have the property manager get someone onto the property quickly to correct any emergencies that arise to prevent any damage to tenants or property?

A closing is a good place to be able to text an email if someone is trying to get a hold of you and only in an emergency I'd apologize, excuse myself and take the call outside the room.

We currently rotate on who has the emergency line for after hours calls.However, this is something that we would like to outsource to a call center.Have you guys use one before?

@Young Kwon, in most states the landlord is required to give some form of notice -except in emergencies- before entering the premises even after a tenant's lease expires and it reverts to a month to month - which is probably what your parents are on now.

I find that if my average monthly net operating income is at least 125% of the monthly principal and interest payment I would have to make on an acquisition loan, then I have a large enough cash flow to cover the occassional vacancy or emergency repair.
