@Young Kwon, in most states the landlord is required to give some form of notice -except in emergencies- before entering the premises even after a tenant's lease expires and it reverts to a month to month - which is probably what your parents are on now.

I find that if my average monthly net operating income is at least 125% of the monthly principal and interest payment I would have to make on an acquisition loan, then I have a large enough cash flow to cover the occassional vacancy or emergency repair.
