There are many many different types of loans so definitely find someone that is experienced in funding real estate investors, knows all the programs and will work diligently to find you the best rate and terms, custom tailored to your needs.

As others have pointed out, selecting carpet and a thick padding, or adding insulation, or additional sheetrock, will help do this.To address the vibration through the structure, you need to provide an isolation layer, which can be a floating floor on isolators or a dedicated acoustic ceiling hanging from springs (these can be complicated and expensive).I've been involved with a few projects in NYC where we added an isolation layer, but these were for noisy workout studios below and above apartments, NOT for stacked or adjacent apartments.
