I knew this was most likely a PM question, but I decided to give BP a shot.

I realize this is a long shot but I just found an amazing opportunity in Indianapolis, Fall Creek Place neighborhood.

My local market has so few rentals that are new builds that I can't for the life of me find decent comps to go by.

My advice would be to jump in if the numbers seem decent.

The water heater may be shot.

We have a decent w-2 income, so we may be able to make this happen regardless.
