Market Cap Rates in Buckhead, Atlanta? (and surrounding areas)

First post so hopefully I don't sound too out of the know haha. 

I'm working on getting a sample deal package put together so I can provide potential investors with an example of the type of property we would be pursuing. Has anyone invested in this area recently or over time, (Brookwood, Woodward, Tanyard Creek Park, and a few more I'm interested in) and know what a good cap rate would be in today's market? I refuse to go into a deal thinking that it was good just to find out I purchased a dud or got taken advantage of due to lack of knowledge.
