Being a student, I don't have the capital to go out and get any skin in the game quite yet, but any ideas on how I can get some experience?

Would recommend a very well screened property management company (PMC) or an actual insepctor.You would need to send Scope of Work (SOW) to either and them alert  them of what they need to verify is done at reasonable time intervals or tied to a request for more funds.An agent has no skin in the game, like a PMC, or expertise like an inspector, so your probability for a disaster is higher. 

I think having some skin in the game will drastically improve his chances.

I would really like a mentor to show me the ropes and teach me things now that I really want to get some skin in the game.

The really dark part of this story is I put the property on the market for about $500,000 and did not get one offer for about 5 years.
