I wish I kept count of the number of times someone didn't take my offer and decided to list but then I get a call 6 months later stating they are ready to accept my offer now.

Since everyone in this deal other than you seems to be sketchy, I would make certain your i's are dotted and your t's are crossed and get this positioned the way it needs to be Prior to closing.  

It is required prior to evicting, make sure you read the requirements for the 3 day notice because one slip up on it and you may end up having to start the process over again (little things like not having your phone number, not having or an address within the county to mail rent to, including other fees other than rent in the amount due) or counting days that do not qualify in the 3 days such as the day you post it, weekends, or court holidays)They were able to push the last landlord around, don't let them do the same to you. 

I was looking for someone I can count on to help me no matter what and I thought he was up for the task.
