Nothing too spectacular but here's my standard advice for anybody starting outEducation x Action = Results.

I would like to take over the property before the bank takes any action, however I have no idea of where to star...My godmother occupies one of the apartments out of the 3. 

There has been property damage to the home as well due to their actions. 

Despite the cost though, if you have questions it is almost always better to talk to a lawyer BEFORE taking any action as there can be consequences you are not sure of and may not be able to be undone afterwards.

None of the stuff that I do look at on market is found by my realtor, which is extremely time consuming.

I agree with @Jody Sperling as well. the best way to learn is through action (aka, getting your first deal).

The National Eviction Moratorium may prevent you as a landlord from evicting a non-paying tenant but it doesn't prevent you from taking action. 

Yeah, I'm bragging because looking back now I'm very proud that I took action.

You're going to need some sort of police report if you want to take action against the tenants, so call them first.If you need to do something legal, your say-so isn't enough.
