Despite the cost though, if you have questions it is almost always better to talk to a lawyer BEFORE taking any action as there can be consequences you are not sure of and may not be able to be undone afterwards.

You're going to need some sort of police report if you want to take action against the tenants, so call them first.If you need to do something legal, your say-so isn't enough.
