Landlord Insight On Eviction Moratorium

The National Eviction Moratorium may prevent you as a landlord from evicting a non-paying tenant but it doesn't prevent you from taking action.  Here's what you can do:

1.  Sue tenants for unpaid rent - not evict.  Go to Small Claims Court and sue for unpaid rent.  You're not evicting them (yet) but you are making sure that you get paid and get paid now.  

2.  File for eviction.  Don't wait for the line to form...reserve your spot today.  

3.  The Moratorium only prevents eviction for non-payment of rent.  You can evict NOW for any other lease violations.  Be sure to do your property inspections and document results.  Nothing worst than not getting paid AND having your property damaged.

Knowing what the moratorium prevents - and doesn't - allows us to act quickly and regain control of our businesses.
