How to take over a property

Good afternoon all, my godmother purchased a 3 family home with her husband in NY, about 15 years ago. They’ve recently seperrated in the past few years and now we are finding out that Her name had never been on the the documents as an owner. Only the husband’s name shows. Also the mortgage always came out of her check and her accounts. In the past couple years during their divorce she had been transferring the mortgage payment to the ex-husband to make the payments...you can see where I’m goi with this...he has recently stopped making the payments and now they’ve defaulted on the mortgage. I would like to take over the property before the bank takes any action, however I have no idea of where to star...My godmother occupies one of the apartments out of the 3. Any guidance anyone could provide would be greatly appreciated....Thank you!
