The web portal is dreadful and not mobile optimized.

Using an online title search company will only expedite the process since most of these records today are recorded and indexed online (Title Plants) and easily accessed on the web, and usually same day.

It seems to me they've been dragging the timeline out a bit.Some recent web searching on the topic has rendered the expectation that they will probably deny the claim or offer a very small settlement.

Regardless of the downturn, one is a huge liability that costs you tens of thousands year, and the other is an asset that brings in passive income of $100k or more per year.Remember that this is an investing web site, so the only answers you're going to get here are ones that make financial sense.
