I would love to house hack, but there are very few options in my area, and being that we have 3 children, in 3 different schools, (Elementary, Middle, and High School), makes it that much harder to go this route.I know there are ways to creatively finance, and super open to any ideas anyone may have.

My experience says that you should be on top floor so that you are not bothered by the noise of your tenants walking/talking etc.Another plus for leasing downstairs unit is that tenants usually prefer not to hike up stairs with furniture when moving in and hauling up groceries...it is also easier to let out the pets, if you allow them, in a ground floor unit.

Check the laws but I believe daycare providers only need a license if they care for 6 or more children.

After you'll exhausted yourself trying to make this work (possible, but not likely), I suggest:#2 - Use this experience to motivate you to get serious about your investing, buy your own properties independent of this past situation and don't let this happen to your own children.
