Have HOAs been restrictive?

Likewise, the Home Possible program has specific income and/or geographical restrictions to it as well. 

I do my own campaigns by hand, I just like the personal touch and I get around 20% response rate but I do more small scale, 50-100 a week writing them in my free time it's been effective thus far.

USDA will also have location restrictions...I'm assuming the location of the property fits though.  

@Charmaine Campbell Wholesaling as it's commonly described, that is getting a property under contract when you don't intend to actually buy it, then selling your position in the contract to another buyer, is illegal in Massachusetts unless you have a license to sell real estate.If you actually buy the property, you can resell it without restriction.

However, there is a lot of land restriction.

Is this something that will be restrictive only to NYC or will it affect the entirety of New York State? 

If you can plan out a direct mailing campaign that lasts for 6 to 12 months you will very likely find some great results.

BTW, fha and all the other normal loans have No 1st time home buyer restrictions.
