I have no idea what it is.

Sub to is one arrow but certainly not one you can count on.. the idea of a bank or CU or portfolio lender lending you on your first fix and flip will be very tough to find unless you have subtantial banking relationships with them ( read deposits) .HML lenders exit because they are basically the only ones that will do this for new or newer fix and flippers.  

It's important for you to test out a few softwares to see what meets your business needs best.

I will not be in a position to start putting in offers, etc. and I don't want to waste the time of a busy professional (realtor) by constantly asking for comps for what in essence is homework for preparation.

There were a lot of things I did not know about the business of multifamily, however, the biggest “A ha” lesson I learned was actually about economics.

Diversification is a business strategy for risk aversion.

Nick has a good point in getting quotes done for the work needed based on the inspection report, that would really give you an idea of the cost associated.
