The pros of a newer building are less maintenance, More Energy Efficiency, better chance for separate utilities, no worry about lead, and typically higher rents. cons it's going to be a lot more expensive.

It's a grind, long hours and employee turn over etc...Take that capital and invest into something that doesn't require ALL your time and energy so you can continue to focus on additional opportunities.

Other jurisdictions may require a building be brought up to current energy code (insulating all exterior walls, attics, etc, air sealing, whole house HRV (heat recovery ventilation) systems, etc), or structural code (I am working on a renovation now that is requiring the additional reinforcement of a masonry chimney)My point is, like so many people on BP say, is DO YOUR DUE DILIGENCE BEFORE BUYING A PROPERTY, especially if you’re the new guy or gal in town.

I have decided to just bite the bullet and concede here, as it's not worth holding the deal up, at least to me, for one room (it doesnt help that the seller is overseas until the night before closing..) - we are too close to the close (next wed) and I have reasons for why I'd to stick to that date more or less.
