I've got one deal using conventional financing under my belt (duplex in Indy) and am looking to add to my portfolio.

I would say, get 100+ deals under your belt, then flex your ego, until then I wouldn't get too hyped up on business name and spend more time trying to become profitable.

However, with that all said and done, I now have one more nasty experience under my belt and my experience has grown that much more.

Probably best to get at least a decent rehab with someone under your belt so that you are sure you want to go the distance.

One simple fact if it was not for out of state investors the inner cities of most of these Rust belt cities  would be filled with zombie houses and values would be less than used cars..

Don't get the door disease and feel left out because you only own 1 property. 10-15 years from now, 2-3 multifamily properties in Boston will obliterate a pile of doors/cheap properties in a rust belt or low cost market.

The rust belt was one example where investing turned bad for a while. 

I currently have one SFH under my belt, and currently looking to purchase another within the next 6-months.
