These companies have to carry General Liability and Workers Comps on possibly a lot of individuals, so I would guess their markup is at least 20 to 25% over cost.  

Being forced to work with the housing authority does not sound like a fun thing to do if given the option not to.

Hello BP: Reaching out in introduction as a new member; looking to get introduced to other local like-minded individuals and investors in Greater Boston and South Shore Massachusetts to meet and develop a broader network.

I work in commercial real estate at a debt and equity placement adviser and have experience in the finance aspect of real estate but know little of construction or the details like what regulatory authorities that I'd have to go through to execute. 

I have listened to many BiggerPockets podcasts, and I am interested in expanding my network of like-minded individuals. 

I came across these two individuals whom claim to offer loans for REI and businesses, ext.

Our attorney indicates we don't need any licensing, since our lending is direct....individuals lending directly to individuals we're not doing it as a company,  as a company, we simply find the deals, and we put the two flowers together.

I'm emailing absentee owners-there were only 4 of them in the subdivision and I'm emailing individuals with very high equity in their homes.

As an individual with limited real estate investing knowledge, this seems solid but wanted to ask.Thanks,Nick
