Most people aren't going to really want to pay 1.875% in discount points if they have a choice, so you just start climbing up the rate sheet until you're at a rate that is close to 0 points, most typically. 

Is there a way to merge our existing LLC with this new partner just for acouple of deals or would it just make more sense to create a new LLC with all 3 of us?

Do you know of any property managers/accountants/attorneys in the area that can assist with setting everything up properly?
