I can refer you to a good structural engineer who inspects that sort of thing for me.

@Dick Stevens I purchased a 29 unit apartment community and the former owner had rent payments due throughout the month...crazy administration.  3rd party management spent the first couple of months getting all residents on the same due date.

My learning is based around multifamily apartments as this is my niche of choice and have been learning through David Lindahls books and attempting to put this information into action by researching data on different markets (state, to MSA, to suburb/towns).

The Money I get out will be used to do some work in the already finished basement to convert it to a basement apartment.

its great upside potential to buy under rented apartments. basically it is "profit left on the table" for you. that's if you can buy it on actual of course.for starters I check the rents on Rentometer and apartments.com , then i run it via my property manager juts to get a second opinion on the specific area.

My dad had an 8 room apartment, and rented the place to a family of 3 and a friend, all Vietnamese.

I've found that flooring and recessed lighting are very affordable changes to units that many tenants seem to appreciate and look for when apartment hunting.
