One unit that includes a mom and adult daughter on a month to month agreement is looking to remove the adult daughter from the agreement and add a new tenant (the mothers boyfriend).

I would call Adult Protection Social Services for your county, and ask them to come out and interview this person.

Of course my application is only for two adults, so that's all the info I got, but I'm debating whether I want to go back and collect info on the mother.

Each lease has date problems, signature problems, on one the tenant is listed as the landlord and no name as tenant, more than one person listed on the first page as an adult renter and then only one person signing with no clause stating all are covered and responsibe by one signature, lack of initials on pages, etc.  

I always tell people as an adult if you are not responsible enough to maintain a bank account I don't want to rent to you.

I had a similar situation, we ended up having her adult son co-sign on the lease.

One thing they need to hear is you are supposed to be adults and I am not your RA, your parent or your friend...I Am your landlord...work it out.
