My folks had a rental and I helped them do some rehabbing, things like plumbing, paint, putting up sheet rock, tiling, adding bathroom fixtures, and other stuff like that.

As far as the proper type of license you need along with other things to deal with gold, gold dust, jet fuel, oil, and commdities!

In the U.K. there is a great free classified ads site called www.Gumtree.com and I have used it on many occasions to hire sales people leaflet distributers etc.

I think sandwich leasing is good.1) You don't own the property, you don't need credit, no loans in your name.2) Gold and Sachs said houses in CA are 35-40% overpriced.

That number includes properties where I added systems where none existed before!
