And if you can, ask the tenant to just do something inside, along the windows, for example, because if your condo association  is anything like the three where I was on the board, you may get a letter about this if they find out and it is not allowed...they probably vary on decorations, and some are likely strict on outdoor decorations, others more lenient, and some may not act unless it is brought to their attention (like asking for a working gfci outlet for it)....

The owner of the house has a seller-finance in place, still owes 135k for property.The owner also has 15k in back taxes on propertyThe owner has a personal loan of 5k for windows, which he wants us to take care of, if possibleHouse needs some touch up work and a new roof within a year, cost ~10kOwner said he will consider a short saleSo I want to minimize the amount of cash I put out for this property.
