I would compensate for the drive over, your time etc. also if anyone knows any good lawyer services up there that deals with evictions, please let me know. 

If an unlicensed wholesaler can operate without using any oral or printed solicitation to sell real property of others or interests therein, or who takes any part in the procuring of purchasers, or receives, expects, or is promised any compensation or valuable consideration, directly or indirectly therefor, then you're right... but that's a pretty high bar.

If you find that the owner can't get out of the contract - I would offer $1,000 referral fee to the agent or what ever legal way of compensating the agent there is. 

If you plan to buy and hold I would ask the Realtor how they will be compensated for the transaction. 

The length of time can help prove intent, but will not compensate for intent.

As pointed out earlier in this thread, that perception tends to be faulty because most rent to own deals are structured to provide the landlord with additional compensation over and above the rent payment. 

Just be a bit careful because different states have different laws about how to compensate - if at all - individuals helping you to sell your real estate.
