If an unlicensed wholesaler can operate without using any oral or printed solicitation to sell real property of others or interests therein, or who takes any part in the procuring of purchasers, or receives, expects, or is promised any compensation or valuable consideration, directly or indirectly therefor, then you're right... but that's a pretty high bar.

If you find that the owner can't get out of the contract - I would offer $1,000 referral fee to the agent or what ever legal way of compensating the agent there is.

Hello Brandon & all,I would look at the history then assess the risk and compensate my target figures for a 'DEAL'.e.g. in the UK London average prices have never dropped 10%If I negotiate a property 20% under the market value then the market can 'Crash' all it wants, i'm still 10% or more better off than before I bought. The interest rates in the UK right now are at the lowest possible level and securing a rate now could make your investment more profitable than what might be offered later.
