We have had zero issues finding solid renters.

You need to talk to CPA first regarding to the income tax, gifted tax or capital gain issues.  

I’m looking to avoid tax issues on all fronts.

I am curious @Jonathan Weinberger what Own It Detroit's response was when confronted with these issues and the termination of services? 

I relied totally on JWB & Horizon to guide me thru the process, but as I'm getting closer to closing the deal, I'm getting cold feet realizing that I should have done all of my homework myself. what if it's a mistake and certainly don't want any legal issues. do I need to register my LLC in FL as a foreign entity doing business there since it'll be collecting rents?

Lastly, if you have a question about a condition on site, have the architect or engineer come out to inspect and issue a report on findings and suggested action plan.If you consistently complete these steps you will be far better protected than the person who has the most elaborate web of entities but performs their duties irresponsibly.

I own the land outright, permits are issued and I already poured the foundation.

If this is an issue, possibly partnering with someone or using your wifes credit could be the answer.
