@Dave Foster I used to make the trip between Abilene and Amarillo a few times a month.  

I've been asking her about a business line of credit, so she invited me to meet with her and the bank's commercial lender one morning before the bank opens (which is when I typically meet with her.)

Up to this point we typically have two or three contractors on site at the same time, but for the drywall it is better to clear out the entire house and allow those guys to take care of the new drywall as well as any repairs and patches in kitchen and bathrooms without tripping over other guys and their tools.One thing we always do is blow additional insulation into the attic.

Make your place the best on the market by offering small, inexpensive extras, like instant oatmeal packets for breakfast, granola bars and bottled water for side trips.

I am not paying for trips to the property, for unwarranted complaints where damages caused are due to tenant negligence or in this case, no damages or repairs were found by the service repairmen, yet a service call was billed to me.

Make the tax deductible trip once or twice a year to visit and inspect the property and keep things running smoothly.  

We were in such sync by the end that he would submit offers for me before I even saw it.I would also suggest that, if possible, take a trip out there to check out the areas.
