Best western cities for cash flow

Greetings!  My partner and I are moving to from the East to the West Coast in May.  We currently live in DC and invest in PA for its lucrative cash flowing singles and multis.  We could continue to invest in PA long-distance from CA, but we are hoping to find a market closer to the west coast that offers healthy cash flow margins.  We have a strategy to maximize cash flow from rental units.  Traditionally, we have invested in "C" neighborhoods in older steel towns in PA.  Obviously, the western markets are a different animal.  I've checked out Oregon, but see that cash flow is hard to come by.  California is almost entirely out of reach in terms of cash flow.  I see that Tucson, AZ may be a good spot, but need to learn more about it. 

In short, do any of know you have a recommendation for a western market with good cash flow potential?
