Great area and hot market (still despite everything)  there are only 6 homes for sale in my school district. 

And this ride is only partly dependent on the real economy as long as we can create more money out of thin air.

I just want to know how to analyze like how to find out if the demand is high, how do you know if homes are selling fast, how to find out if demand for property in any area rising or falling or how to find out if a neighbourhood is hot or not, I've discussed with a lot of people and they recommend me to use city-data.com which is an excellent website to know about the market but even in that website I don't know what to look for like if the population is 20000 in a city is it good or not or what it should be or what should I type in google to know about a specific market or place?

Just go replace the air filter once a quarter to check in on it and if any maintenance comes up, you can call the plumber, electrician, handyman, etc.

In terms of BRRRR, Twin Cities is a red hot market & exceedingly difficult to find a BRRRR deal, & I'd say even more so on the MLS.

It has forced air heating but no cooling unit, is having a cooling unit a necessity?

Hey guys, I was wondering if you had any recommendations for longevity and efficiency for hot water tanks.

In a buyers or neutral market most sellers post at least 15% higher than they expect to get, so you can adjust & reach out even if the list price is too high, in a hot market all bets are off unfortunately.

But then we get into how you do that in a hot market like Denver or Colorado Springs ... house hacking, rent-by-the-room, blah blah blah.

With how hot the multifamily world has been as of late, sellers do not want tire kickers with no real commitment to buying.
