I venture to say that the value add is more than the $5k or so in actual FC costs just like $20k in rehab costs add more than $20k in value to a fix and flip.

And its class As and Bs where more of your investment is actually going towards the landSure you can force some appreciation in C class areas by updating some things, but I'd venture that only forces it short term not long term, which is fine if your plan is to sell or refinance of course.. though there's surely intstances where you can do the same in class B or A areas too
