I really want to show up to this venture with a ton a value! 

For 6 weeks (summer when I wasn't working) I watched DIY shows and went to the property and had at it.

I've just had my offer accepted on my first turnkey rental property in New Jersey. Closing is not until October 1, so I have plenty of time to make the necessary arangements. I will be splitting all costs and ownershi...

However if you will prove yourself as a hardworking, teachable individual who is willing to work hard and will successfully finish 3 joint ventures with them the deposit will be 100% returned and you become a partner.

It’s not hard nor costly to DIY this project 

I am involved in a few other business ventures but nothing wild.Nonetheless, four months ago I decided to quit my "safe" job and start looking for my first off market deal.

If it was a profitable venture, why isn't the owner still operating it?

Rehab is going to be bathrooms, roof, landscaping,  air sealing, windows (little by little diy and budget allowing), fixtures and switches, probably cellulose insulation in attic, odds and ends.     

I venture to say that the value add is more than the $5k or so in actual FC costs just like $20k in rehab costs add more than $20k in value to a fix and flip.

And its class As and Bs where more of your investment is actually going towards the landSure you can force some appreciation in C class areas by updating some things, but I'd venture that only forces it short term not long term, which is fine if your plan is to sell or refinance of course.. though there's surely intstances where you can do the same in class B or A areas too
