Well, he was able to find a tenant pretty quickly within 2 weeks after we moved out (we also continued paying rent since this overlapped a month beginning). 

The one I went to last week was a meeting of about 60 people and it was almost awkward at first because no one was that acquainted and they all made small talk about their different investments before an experienced investor gave us a small presentation on how to best run your LLC to protect yourself and your assets (didn't plug or ask for anything more afterward and even gave us a checklist for things to make sure you've accomplished for your LLC).

The couple is going to closing to sell their home in a few weeks and have offered to pay 6 months advance rent payments with cash received from selling their home.

Won't close on the property for two more weeks, but have been watching this property for months, and this car has never moved, flat tires, etc. 

Me and my wife have changed our minds on the home as it's a little far out of town, and the value has risen a considerable amount.My question is, if we manage to sell the home in the first few weeks when we buy it, how easy is it to sell it from a documentation/legal standpoint?
