You can find out if an area is "safe" by looking at the school districts online, virtually driving through the neighborhood on google maps, calling local property management companies or police station, etc.

I unfortunately invested in a student housing DST that went into Chapter 11 due in part to Covid and virtual classes.I have to take MRD from my TIRA so I need to get the evaluation down to $0 so as to reduce the MDR.Any Ideas?

Switch if that is your dream....but honestly I don't really see the difference in most cases.I expect these days mortgage sales could be a little more virtual than real estate sales, but could go either way.

Verify EVERYTHING for yourself unless they are partnering with you and investing their own money - not just time.Use Google Streetview to virtually check out the neighborhood - pay attention to how old the pics are.Don't believe Zillows Rent Zestimate - use Zillow's rental view to zoom in and evaluate asking rents in the area - try to compare apartments to apartments, not SFR to apartments.
