To do that (I think) you'd either modify your existing LLC to name them as a member or you could start a new LLC.One option to modifying your LLC or starting a new one would be to do a Joint Venture with the other person. 

After considering my financial situation and what I will be able to afford  I have decided that Whole Sale may be one of the better routes to take to get my investment career started (then eventually venture out to passive rentals) With that being said, I am eager/curious on the process of becoming a successful wholesaler.

@Ran IarovichUsually, its advisable to have separate business entities for different business ventures. 

When we started this venture about 8 years ago we purchased two properties in both of our names (we didnt understand the Fanny-Freddie rules yet). 

No one ever expects to lose money so loss sharing is almost never discussed in most of these small, initial ventures, but I bet you guys have some kind of implicit understanding about what would happen if the venture lost money. 

What do I need to know before pursuing this venture?

I feel like I got everything I needed, from the great instructor to venture forth now with our first Short Term Rental.
