If We consider moving to other house we are thinking in a fixer-upper ( will be our first) to try to build equity.

This one I will most likely remove the L of the kitchen base and remove the uppers there.  

That said I am going to go out on a limb and say adding another bathroom will have the following benefits:Higher property valueEasier to rentTenants stay longerBetter tenant quality

If you have driven the area, you will see a lot of new construction going up with upper end homes .

The search platforms in the upper right will let you do drill down searches to see how others have advertised. 

They used to have tons of investments that were under 65% loan to value (which is my upper threshold for risk, because there needs to be some equity in case there is a foreclosure).

I'm closing on a nice mild fixer upper next week in the Keaau ag lots just south of Hilo near Kamehameha Schools.
