I live in Pleasantville ny, easy commute no matter what route you take (train/car) and our leases for the renovated units in our 6 family a block from the train is: 1900/1 bed, 2400/2Bed, 3500/3 Bed (the other 3 units have long term tenants and are not updated so rents are lower)

I understand then he would be required to intend to live in the property as part of the qualification process for the FHA loan but this would not be a problem since the property is a newly updated multifamily in his neighborhood.  

Their technical support team seems to be severely under staffed, and slow to respond to my requests for updates. 

I have told my tenants that I was planning on converting the garage since February, and kept on updating them over the last few months that yes the conversion is indeed happening, this is the date to expect it to start etc.Due to their own personal circumstances, they brought an elderly parent over to the rental unit, along with a bunch of stuff that they are storing in one of my garages (that I will be converting).

We updated it with modern fixtures & appliances, re-surfaced the pool, added a spa heater and made roof repairs.

Starting to think we don't have a chance but I'll update as it plays out.

Purchase price: $45,000 Cash invested: $65,000 This is a Single Family property that we acquired out of an online auction, added a new bathroom and a few other minor updates, the majority of the home had just been updated in recent years.

We replaced the windows, floors, new paint, new bathroom and several other updates throughout.
