If we sell it to them and the market goes down the next day, we have lost equity, but the asset should still perform based on our numbers unless rents also take a hit.If rents go down significantly, home values drop significantly and operating expenses go up significantly there are some MAJOR global issues and we are all screwed anyway.

As @Wayne Brooks stated above, It's well worth a hundred bucks or so to pay for a title search to get a complete & accurate picture - especially before you drop $30k on an auction bid!

I recently listed a 1320sqft SFH for $390 and it sold for $450 whereas this deal sat for a week at $450 and the owner dropped it to $440 so I knew I could get it without a battle or waiving inspection.
