Hi guys!  My name is Kiarash Derakhti.  I am new to the community and real estate investing game.  I have been listening to the podcasts and love them!  I am a sponge!  I am now the stage of confidence grown to self-invest and get hands on learning experience with specifically multi-family investing in the Dallas, TX market: walking properties, learning how to underwrite a deal, etc.  I found this group through an old co-worker but want to know if they are legit..  It is a $40,000 investment course to learn with hands on real life Real-Estate experience process with multi-family apartments:   Any help would be greatly appreciated as it is a heavy investment and I am serious.  Thank you!!!

@Kiarash Derakhti Invest in deals instead of gurus. Guru will be happy to take your money and may or may not give you ROI on your investment.

Investing in deals themselves, I think the chances are you'll get your money back at minimum at the end of the deal. You could get some tax breaks in the meantime, and maybe some cash flow, and hopefully if it all goes well a big ROI on a refinance or exit. You'll learn a lot along the way, with your money working for you.

My thought is if you will research 50 GPs, listen to their pitches, go to their meetups, listen to their podcasts and invest in 5-10 LP opportunities and then still want to spend $40-$50,000 for a education you will then be in much better position to understand the material and act on it.
