The other option is seeing if i can do a short sale with owner . i pretty much know most of the process but dont know how to find the proper investors , Would it Be A Better option to team up with some one who know the process, who can teach me more in depth ?

@Cal C.Rich Dad Poor  Dad is not only a great book to read, but also a must-have in your library.....but it ends there for me...no coaching or special classes stuff....its all fluffs...Chris NAI agree with you that its been 'merchandised'.....all the stages/levels of coaching by folks who never owned a single REI and claim to be certified RDPD 'gurus'....They will not teach you anything new.....period!
