Foreclosure / Short Sale

i am currently living in NYC. i am  living in a house that will soon be foreclosed , 

i was trying to explore my options , i heard about the cash for keys option but im not sure how to go about it , does any one have any advice? The other option is seeing if i can do a short sale with owner . i pretty much know most of the process but dont know how to find the proper investors , Would it Be A Better option to team up with some one who know the process, who can teach me more in depth ? is their any other option for a person in my situation?
