I do want quality work and I don't mind paying a fee that pertains to my situation I just don't want to pay for someone that I don't need say someone who specializes in preparing taxes for Real Estate investors with a 40 door rental portfolio.

Typically when people refer to HMLs they're talking about institutional hard money that specializes in short term loans.

My quick math shows this just barely breaking even.You also have to worry about the financial health of the HOA, potential special assessments, and what the HOA rules around rentals are.
